Few Gill Sale Prices Disclosed As Bank-Related Deeds Mark July

GILL -- Ten property transfers were recorded in Gill between June 26 and July 25, but sellers and buyers disclosed a sale price in only two of those deeds, leaving most of the month's market activity without a public dollar figure.

MARKET OVERVIEW

The Franklin County Registry of Deeds recorded 10 property transfers in Gill during the period. Of those, only two carried a disclosed consideration amount: $25,000 and $75,000, for a price range of $25,000 to $75,000 and a median of $50,000. Because eight of the 10 deeds list no sale price, that range and median describe only one-fifth of the period's recorded activity and should not be treated as representative of typical home values in town. The raw count of 10 recorded deeds is not unusual by itself, but without pricing information for most transactions, whether the period was active or quiet in dollar terms cannot be determined from the available data.

TOP SALES

121 Boyle Road sold for $75,000 on July 13, the higher of the two disclosed prices. Sellers Kerri J. Vassar and Kerri J. Recore transferred the property to Greenfield Savings Bank. Bed, bath and square-footage figures were not available in the deed record.

4 Oak Street sold for $25,000 on July 7. Seller Daniel Ware transferred the property to Greenfield Cooperative Bank. Bed, bath and square-footage figures were not available in the deed record.

The remaining eight deeds recorded in the period -- at 21 Camp Road, 21 Camp Hill Road, 91 West Gill Road, 355 W Gill Road, 143 Barney Hale Road, 78 French King Highway, 81 Main Road and 23 Mountain Road -- carried no disclosed sale price and could not be ranked among the period's top transactions by dollar value.

NEIGHBORHOOD BREAKDOWN

West Gill Road accounted for two of the period's 10 transfers: 91 West Gill Road, transferred July 17 from Merri J. Bourbeau and Gary A. Bourbeau to Nathan D. Bourbeau and Tyler J. Bourbeau, and 355 W Gill Road, transferred July 8 from Kevin Harker to Kevin V. Harker as trustee. Neither deed disclosed a price. No other street in the data set had more than one recorded transfer; the remaining eight sales were spread across Camp Road, Camp Hill Road, Boyle Road, Oak Street, Barney Hale Road, French King Highway, Main Road and Mountain Road.

By price tier, the two disclosed sales both fall under $100,000 -- $25,000 and $75,000. The price tier of the other eight transfers cannot be determined because no consideration amount was recorded.

A bank, credit union or mortgage-servicing entity was party to five of the 10 recorded transfers. Greenfield Savings Bank was the buyer at 121 Boyle Road and Greenfield Cooperative Bank was the buyer at 4 Oak Street -- the period's only two disclosed sales. Mortgage Electronic Registration Systems Inc. and Movement Mortgage LLC were sellers at 143 Barney Hale Road; Bank of America N.A. and First American Mortgage Solutions LLC were sellers at 78 French King Highway; and Freedom Credit Union was the seller at 81 Main Road. None of those three deeds disclosed a price.

Three of the 10 transfers involved the same surname or the same individual on both sides of the deed rather than a sale to an unrelated party: 21 Camp Hill Road, where Dylan C. Grigsby transferred the property to himself and Lisa R. Sweeney; 91 West Gill Road, transferred among Bourbeau family members; and 355 W Gill Road, where Kevin Harker transferred the property to himself as trustee.
